Our Construction Management Approach

PMTandem provides Construction Management Services for the San Francisco Bay Area. Every project has Principal involvement, and our approach is pro-active, leadership, and strategic decision making throughout the construction process. This is based on our background with over 30 years as a Builder in general contracting. From the early stages of planning and design, through construction, and final turnover, we are able to provide well experienced insight that a field experienced Builder can provide. Our aim is to anticipate and resolve issues before they are a problem. 

Our Experienced Construction Management Process

Planning

Our process begins with developing a well founded understanding of the project. We identify concerns as project goals, client requirements, and inherent factors critical for project outcome. We review the implications of these demands, and incorporate their resolve into the project. We look to build cohesion by selection of the most appropriate consultant and trades partners. They are partners who share our vision. We lead a collaborative effort with program development, project approach, and set production milestones. We review design, construction feasibility, sequence, schedule, budgets, and market conditions. Our efforts will culminate the best solution for the project.

Pre-Construction

We continue by further refining our planning into the Project Design. We meet regularly with our consultants and vendors to discuss, design, and coordinate. We are attentive to the experiences of others, and talk out all issues whether they are significantly apparent or deceptively inconsequential. We study the schedule and sequence, and fold their requirements into the design. We provide decision making for constructive progress. And we are consistently tracking and updating our metrics to validate we are meeting our goals.

The Planning and Pre-Construction stages represent the most critical opportunity for project success. This is where the quality of our initial efforts will impact throughout the project lifecycle.

Delivery

We execute as Planned. The major issues are well at hand, and are attentive when new issues arise. Since our bandwidth is clear, we address them timely. We are proactive and seek out issues in advance. We review field progress regularly. We are familiar with the schedule and sequence, understand the critical path, and their capacity to accommodate issues with the least impact. We utilize our project knowledge to consider all factors to determine the most appropriate course of action, and we are vigilant with our plan and ready to address issues with flexibility.

Handover

As we approach completion, the intensity of the work will increase. We continue to work collaboratively together resolving issues with an "all hands of deck" approach  towards completion. We schedule a feasible quality control and certification effort, and track it diligently. At move in, we coordinate with the user groups and their requirements. We ensure their transition is to plan and provide consistent interface to address their needs. We follow through on with administrative and financial closeout packages, coordinate training with all stakeholders., and are available for to assist for a smooth transition.

The final impression provided by a well organized Handover is as critical as the prior efforts for project success.
